SAI Engineers provided full MEP/FP engineering design services for a commercial interior fit-out project in Boston, featuring a satellite kitchen, bar, common dining area, and a roof deck event space. The project was executed within an existing tenant space and required careful coordination to seamlessly integrate new systems with the existing building infrastructure.
Designed an optimized ventilation and kitchen exhaust system, including a commercial kitchen hood and associated make-up air system, maintaining optimum indoor air quality and efficient removal of cooking odors. Delivered a complete kitchen utility infrastructure, including grease waste piping and a properly sized grease interceptor in compliance with project demand and applicable codes.
The bar and dining areas feature open ceilings with high-end architectural elements. SAI Engineers collaborated closely with the architect and project team to add new MEP systems while minimizing modifications to existing infrastructure. Special attention was given to concealing MEP components to maintain a clean and refined visual aesthetic in public-facing spaces with open ceiling areas. Lighting design coordination was also performed to align with architectural intent. Developed comprehensive plumbing and electrical layouts for the bar area, with detailed coordination alongside the bar equipment vendor to meet all utility requirements.
The BOH scope includes a janitor closet, public restrooms, and storage spaces. These areas were designed to utilize existing building systems with minimal modifications. Drop ACT ceilings were incorporated to conceal MEP systems while providing easy access for maintenance and service.
Designed complete MEP systems to support a new elevator installation, including a dedicated 24/7 cooling system and temperature control for the elevator machine room to ensure reliable operation.
Designed fire alarm and emergency lighting systems in full compliance with applicable codes, including ADA-compliant audible and visual notification devices to enhance occupant safety.
Provided a complete fire protection system design in accordance with National Fire Protection Association (NFPA) standards, including compliance with NFPA 13 requirements.
