New residential development | Low to Moderate income multi residential | High Efficient heat pump system | Energy Recovery Ventilator | ENERGY STAR® certified MEP design

This project consists of four residential cottages, each containing two apartment units, along with a centrally located administrative office building. The MEP systems were designed to support ENERGY STAR® performance goals while maintaining a cost-conscious approach suitable for low- to moderate-income housing.

The design emphasizes high-efficiency HVAC systems, enhanced indoor air quality, reduced water consumption, and smart electrical and lighting strategies to deliver long-term operational savings and occupant comfort.

Mechanical: High-efficiency heat pump multi-split systems providing dedicated room-by-room zoning with minimized ductwork to reduce energy losses and improve comfort.

Ventilation / Indoor Air Quality: Residential ERVs in each dwelling and a vertical air handler with built-in ERV in the administrative building to meet ventilation codes while improving HVAC efficiency.

Electrical: ENERGY STAR® certified LED lighting throughout, occupancy sensors in the administrative building, EV charging infrastructure, and efficient power distribution systems.

Lighting & Controls: Interior and exterior LED lighting with automatic controls and detailed photometric analysis to ensure code compliance, safety, uniform illumination, and Dark Sky considerations.

Plumbing: ENERGY STAR® certified SANCO₂ high-efficiency water heating system, low-flow plumbing fixtures, rainwater harvesting system, and water-efficient appliances to reduce water and energy usage.

Site & Infrastructure: Energy-efficient exterior site lighting, EV charging stations, and coordinated site electrical design to support sustainability and future expansion.

Sustainability & Energy Performance: Integrated MEP systems aligned with ENERGY STAR® criteria to reduce energy demand, operating costs, and environmental impact.

Our integrated MEP design delivers a balanced solution that combines energy efficiency, affordability, and long-term value. By selecting right-sized, high-efficiency systems and minimizing ductwork and mechanical space requirements, the design reduces initial construction costs while lowering ongoing utility and maintenance expenses.
