Business-to-education conversion | Interior fit-out with minimum cost | Thoughtful HVAC redesign | Plumbing and electrical design
This project involved the conversion of a portion of an existing first-floor business office into an early childcare facility. The architectural scope included transforming existing offices and conference rooms into classrooms, child activity areas, and supporting spaces. While the overall scope of work appeared simple—converting existing office and conference rooms into classrooms—the hidden MEP challenge was adapting an existing HVAC system originally designed for a business occupancy to support the significantly different comfort, ventilation, and occupancy requirements of an early childcare environment.
The existing HVAC system was strategically evaluated and approximately 95% of the system was reused. SAI performed a detailed analysis of individual HVAC zones, existing equipment capacity, new space demands, and ventilation requirements to determine where modifications were necessary. The design incorporated targeted ventilation adjustments and air distribution rebalancing to meet applicable code requirements while providing an appropriate indoor environment for children's learning, play, and daily activities.
Complete plumbing systems were designed for the new group bathrooms and supporting spaces, including domestic cold water, hot water, sanitary drainage, and plumbing vent systems. The design was coordinated with the new space configuration and developed to meet applicable plumbing code requirements and project needs.
Electrical design was provided for the new group bathrooms and supporting space modifications, including the electrical requirements associated with the new interior configuration and integration with the existing building infrastructure.
SAI's engineering approach provided a thoughtful and cost-conscious MEP redesign that balanced code compliance, indoor comfort, functionality, and constructability. By strategically reusing approximately 95% of the existing HVAC system and modifying only what was necessary, the project demonstrates how detailed engineering analysis can turn existing building infrastructure into a practical solution for a completely new application—maximizing the client's investment while supporting the project's new educational use and demonstrating the value of investing in SAI's engineering services.
